Yes, the DSCA is a formal and legal entity. However, it differs from a formal HOA as it has no legal authority to enforce covenants or rules with legal consequences against homeowners. DSCA legally owns communal areas such as the boat launch and docks, maintaining them for the benefit of the community.
All landowners and guests are entitled to use the communal areas, including the dock and boat launch. These facilities are maintained by the DSCA and are intended to enhance the living experience of our members and their guests within the Dixie Shores community. Guests must be accompanied by landowners and the use for guest is for a limited amount of time, and not regularly occurring.
Since the Dixie Shores Community Association (DSCA) is not a Homeowners Association (HOA), it does not have the authority to enforce rules against property owners regarding these matters. For any concerns or complaints pertaining to code violations, junk, unsafe structures, abandoned vehicles, or working without a permit on any property within Dixie Shores, you should directly contact Montgomery County. The DSCA's role does not include enforcing such regulations. If you encounter such issues, we advise addressing them directly with the property owner or through the appropriate channels at the county level.
Members enjoy a voice in managing communal areas, voting rights in community matters, and participating in community events and programs. While joining the DSCA is not a mandatory requirement for landowners, it's important to recognize the significant costs associated with maintaining our communal areas. Expenses such as maintenance and insurance are essential for keeping these spaces in good condition and accessible to everyone. Contributing to the DSCA, even though it's optional, is a way for landowners to invest in the community. The small expense involved in membership or contributions can have a meaningful impact on enhancing our shared spaces, which in turn benefits everyone by helping to increase our property values over the long term. Without adequate funding, we would face the real possibility of not being able to keep these communal areas open and well-maintained, which would be a loss for the entire community.

IF neighbors are trying to join the Facebook group, they have to answer ALL the questions. If they get denied it is because I do not know they are a real person even if their name matches because they did not answer all the questions.
There are requests every week and 95% are fake profiles. Even if they have real names.
I am fairly certain we do not want another group full of Russian or Chinese bots or someone trying to sell something.
